We bring the most value to a project when we are brought into the mix as early as possible. In a negotiated delivery, we are able to work with the project architect as they design the project to make sure construction issues relating to items like constructability, budget, and coordination are all taken into account before we ever reach the field.

Our staff is exceptionally well suited to work with design professionals during the design and preconstruction phases of a project. Because our people represent a diversity of disciplines that includes architects, engineers, virtual construction staffing, and LEED accredited professionals among others, we are able to look at your project from all the angles. Coupled with the creativity and expertise provided by your project architect, your project is set up for success from its very beginnings.

This delivery method also benefits the client in the bidding phase. Our familiarity with the subcontractors in our region and our commitment to getting the very best out of the subs we work with means that our clients get more than the best price, they get the best value. In a negotiated relationship, we are able to rank subs based on past performance, stability, and quality, and ability to execute the project as well as on price. This delivery method also allows for us to provide these subs with more accurate drawings, which means we receive the most accurate bids possible.

In this delivery method, the team mentality drives the construction phase. At this point in the process, Massaro, your project architect, and all the subcontractors are working together and communicating regularly and openly to ensure that everyone’s needs are met and that the project stays on schedule and on budget. Unforeseen issues that arise during this phase are handled quickly and with as minimal budget impact as possible.

Simply put, the earlier we are involved, the more time we have to apply our expertise to the entire building process.

One contract, one team. In the design/build delivery model, the team works as a single entity under a single contract to provide design and construction services. Massaro has partnered with an array of architecture firms to deliver over 70 successful design/build projects.

We have a dedicated design/build staff lead by Mike Tarle, a DBIA certified industry professional with over 20 years of experience in architecture, real estate development, project management, business development, and facility management. Mike’s group is comprised of architectural professionals with experience and credentials spanning numerous design and construction disciplines.

Our design/build group is designed to help our clients reap the many benefits of this delivery method to the fullest extent. In this model, the project team is involved from the onset, working together to understand the customer’s needs and to translate these needs into a functional and affordable design. With the team working as one entity, there is an extensive amount of cost and time savings provided to the owner via this method and, further, all cost data is shared in this “open book” approach. Quality is built into every project phase as the designer and builder are working hand-and-hand from kickoff to completion.

Massaro becomes involved in your project after you have selected an architect to help you with your programming needs and the design of your space. By compiling the lowest bid from our qualified subcontractors, we earn the right to be your builder.
